In a traditional construction delivery process — often known as Design-Bid-Build — an owner contracts separately with a designer and contractor, sometimes creating a less-than-desirable relationship among those two entities with the potential for inefficiencies.
In more collaborative delivery methods, such as Design-Build and Integrated Project Delivery, an owner will hire a single entity, the Design-Builder, to perform both the design and construction under a single contract.
